No exceptions. -We only accept bookings from individuals aged 25 and older. Bookings made by anyone under the age of 25 will not be accepted.

This has potential to have secondary floor noise at times. - This unit is cooled by 2 window units; 1 in the living room and 1 in the bedroom. Please note, the window unit in the living room does not have a thermostat and will need to be turned on/off according to your needs. The bedroom window unit has a thermostat. - This property has a communal fenced patio/yard. This space is shared among all 4 units. Please note, the grill is also shared. - This property also has a communal laundry room in the basement that is shared with the unit above. - The fireplace is for decorative purposes only. - All smart TV’s allow you to sign into any streaming services that you have access to at home! Just sign in with your current TV provider or username and password and you are ready to watch your favorite shows, sports and movies! Cable service is not provided.

House Rules

Check-in is at 4 pm. Checkout is at 11 am. Early check-in & late checkouts requests are subject to fees. We cannot confirm these requests until the day of as we’re never sure how the previous guest will leave the space or if there is a guest booked right behind you. Guests who stay beyond their designated checkout time or delay our housekeeping staff without prior written authorization will be fined $50 per 1/2 hour. Guests are not allowed to make a reservation in their city of residence. Please contact us if you're booking within your city. Smoking, illegal drugs, parties, and excessive noise are not allowed, including on porches and in shared spaces. Smoking violations are subject to a $250 fine plus the cost to clean, deodorize, and repair damages. The use of marijuana in any way, shape, or form in or around our property is strictly prohibited. Guests that exceed the number stated in the reservation are not allowed. We use video surveillance around the exterior of the home. If cameras are disabled or blocked it will result in a $200 fine and you will immediately be asked to leave the home. Guests are not allowed to use glitter, confetti, or any other sort of decoration that will make clean up difficult for the cleaning team. Guest may not tape anything to our walls, ceilings, or woodwork. We provide enough consumable amenities, like toilet paper and paper towels, to get guests set up. Once these amenities are exhausted it is up to the guest to replenish as they see fit. Pets are not allowed at this property. We encourage guests with service animals to contact us before their stay. Unauthorized pets of any kind are subject to a $150 fine. This fine is per pet. Guests take full responsibility for damages, injury, or loss that occur on the premises and its facilities. Guests must report any property damage to customer service. Unreported damages will result in a fee. Quiet hours are from 9pm ET to 9am ET daily. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. Immediate cancellation with no refund if you break any of the house rules.

We really enjoyed our stay in the apartment at Fern Flats in the Delano area of Wichita. The kitchen and bathroom seemed recently remodeled and everything was spotless! We loved walking down E Douglas to restaurants and the drive was short to even more cool spots. Very chill! We were made aware of possible upstairs neighbors so no surprises there! And the shared washer/dryer was perfect for our almost 2 week stay.
